North Central’s luxury segment remains boutique in size and highly selective. With only a handful of active listings and very few closings in November, the area is behaving like a true micro-market—low turnover, steady demand, and longer discovery timelines.
Luxury buyers here pursue charm, architectural substance, and heritage neighborhoods, making updated, design-forward homes the first to attract attention. Average days on market improved, signaling that when presentation, pricing, and condition align, luxury properties still move at a strong pace. For sellers, refined presentation remains key, as buyers here are paying for lifestyle, texture, and timeless appeal.
Arcadia Overview
Arcadia’s luxury segment posted a healthy and active November, defined by rising sales and steady, design-driven demand. With 128 active luxury listings, buyers saw more selection than in prior months, yet absorption held firm with 21 luxury closings, marking an appreciable increase month over month. Under-contract activity rose to 26, reinforcing Arcadia’s long-standing desirability.
Average DOM climbed to 111, echoing Valleywide buyer pacing—but curated ranch homes, high-design remodels, and contemporary builds with indoor–outdoor living continue to outperform expectations. Arcadia remains a resilient micro-market where presentation and quality strongly influence both pace and price.
Biltmore Overview
The Biltmore luxury market moved through November with a boutique but confident rhythm. 32 active listings held steady, offering a refined blend of estates, gated properties, and updated villas. Luxury sales doubled to 7, while under-contract properties also held at 7, signaling balance and consistent buyer activity.
New listings slowed to 9, yet average DOM improved to 80, showing that well-presented, updated homes are still attracting decisive buyers. Homes showcasing design detail, architecture, and lifestyle convenience continue to command attention in the Biltmore corridor.
Paradise Valley Overview
Paradise Valley remains one of the most stable luxury markets in the Southwest. November brought another month of healthy, confident movement with 191 active listings, 30 under contract, and 23 closings, closely mirroring October’s absorption.
Average DOM improved to 97, reflecting strong buyer engagement—especially for homes with architectural pedigree, privacy, and elevated outdoor living. While new listings tapered from fall highs, pricing remains strong, supported by relocation demand and long-term luxury buyers prioritizing permanence and quality.
In PV, distinction drives performance. Luxury homes with updated finishes, landscaping, and view-oriented spaces remain the most competitive.
Scottsdale Overview
Scottsdale continues to be one of the Valley’s most active high-end markets heading into the winter season. Inventory above $1M is expanding, giving luxury buyers more choice across desert contemporary builds, golf-course estates, and curated remodels.
Despite rising supply, demand remained durable, and under-contract activity strengthened. Days on market increased overall, but homes with compelling design, modern layouts, or strong indoor–outdoor connection are still selling faster than the broader market. Scottsdale remains a relocation magnet for lifestyle-first buyers seeking amenities, views, and turnkey sophistication.
Southeast Valley Overview
The Southeast Valley held steady in November across Chandler, Gilbert, Tempe, and Queen Creek. 249 active listings provided strong selection, while 96 under contract signaled healthy engagement. Luxury closings softened to 48, reflecting seasonal Q4 pacing rather than weakening demand.
Average DOM increased to 104, but updated homes in gated communities or golf neighborhoods continue to attract quick attention. Sellers willing to invest in interior refresh, exterior presentation, and strategic pricing remain well-positioned in this growing luxury corridor.
Northwest Valley Overview
Luxury demand in the Northwest Valley continues to expand as more buyers prioritize value, privacy, and lot size. Inventory above $1M remains modest but consistent, with enough turnover to sustain momentum.
Luxury homes featuring modern finishes, upgraded outdoor space, and newer construction see the strongest performance. While DOM remains moderate, well-presented properties are selling ahead of the local trend. Investment in light improvements, landscaping, and staging continues to deliver measurable results.
Metro Phoenix Overview
Phoenix’s luxury segment remained steady through November, bolstered by strong upper-tier inventory and lifestyle-driven buyer movement. With more supply than last year, luxury buyers finally have room to compare offerings rather than move under urgency.
Homes over $1M continue to trade at solid pricing when they deliver architectural cohesion, updated finishes, and entertainment spaces. Longer DOM reflects buyer selectivity—not shrinking demand. Exceptional homes still stand out quickly and command premium results.
Fountain Hills Overview
Fountain Hills recorded another strong month in its luxury range, with 95 active listings, 26 under contract, and 13 closings, reinforcing a well-balanced market environment.
Average DOM improved to 79, and demand remains high for homes with renovated interiors, panoramic views, and elevated outdoor living. Fountain Hills continues to reward quality and architectural interest—buyers here invest in landscape, design, and serenity.
Luxe Insight
High-end inventory is expanding across the Valley, giving buyers more optionality—but design-forward and thoughtfully positioned luxury homes are still commanding confident results.
Paradise Valley, Scottsdale, Arcadia, and Fountain Hills remain anchoring hubs of luxury demand. Meanwhile, the Southeast and Northwest Valley represent some of the most compelling value for buyers seeking space, newer builds, and modern living at more attainable pricing.
