Property Strategy Case Study

Bridgewood

4620 North 40th Street | Phoenix, AZ 85018

1,968 Sq Ft
2 Bedrooms | 2 Bathrooms

A reimagined mid-century modern townhome with a refined interior, a redesigned primary suite, and wrap-around outdoor living, positioned to help buyers immediately recognize the ideal home and lifestyle it supports.

Back Story

This mid-century modern townhome was purchased by the seller the year prior as a personal residence. The home was thoughtfully re-envisioned with elevated finishes and details chosen for daily living, not short-term use.

The floor plan was modified to create a grand second-floor suite with an adjacent laundry and custom closet. On the main level, the layout supports indoor-outdoor flow, opening to beautifully landscaped wrap-around gardens designed for easy entertaining.

A change in life circumstances prompted a sale. Our role was to interpret the improvements clearly, then introduce the home to the market in a way that protected value and supported a strong return.

Decision Map

Property Strengths

  • Mid-century modern lines with a refined interior update
  • Grand second-floor suite with laundry and custom closet
  • Main-level entertaining spaces with strong flow
  • Wrap-around gardens supporting indoor-outdoor living

Buyer Profile We Anticipated

  • Design-minded buyers seeking a low-maintenance townhome
  • Relocation and seasonal buyers drawn to Arcadia access
  • Buyers prioritizing outdoor living and a lock-and-leave option

Market Conditions at Launch

  • Strong interest in well-updated homes with clear presentation
  • Limited availability of properties offering comparable outdoor living
  • Buyer sensitivity to quality, layout changes, and finish selection

Strategic Focus

  • Translate renovations into lived experience and usability
  • Style around existing art to keep the home feeling personal and composed
  • Create broad, qualified visibility without overstatement

Our Approach

Styling

We staged and styled the home to complement the seller’s existing artwork and accessories, preserving the home’s character while refining the presentation for market.

A few carefully selected lifestyle elements were added to create visual rhythm and guide the showing experience. The intent was to help buyers picture themselves living in the space without forcing a narrative.

The result was a clean, composed presentation that supported the ideal home and lifestyle this location and floor plan can offer.

Marketing

For each home, we develop a strategy built around the property’s strengths and the buyer most likely to value them. This approach increases visibility with qualified buyers while keeping the messaging disciplined and accurate.

For this townhome, we focused on its architectural character, the upgraded suite configuration, and the indoor-outdoor lifestyle created by the wrap-around gardens.

The campaign was designed to reach buyers who prioritize design, ease of living, and proximity to the area’s dining, retail, and everyday conveniences.

The Result

  • 15+ showings
  • Sold within the first few weeks

We achieved strong showing activity early and secured a sale within the first few weeks. The outcome reflected clear positioning, credible presentation, and a launch strategy aligned with the property’s true value.

We appreciate the seller’s trust and the opportunity to guide the home from re-design through sale.

Strategic Insight

When a home has been meaningfully improved, the market needs help understanding what changed and why it matters. Buyers respond when the story is grounded in layout, materials, and daily usability.

Our role is to translate those decisions into a clear showing experience and a marketing narrative that feels composed, accurate, and aligned with the right buyer.
