The Bats Left Arcadia On Schedule. The Neighborhood's Two Most-Anticipated Restaurants Didn't.

September 24, 2026

Walk the canal path near 40th Street and Camelback Road any evening in July and you'll find a small crowd facing a flood-control tunnel, waiting. No signage announces a showtime. People just know: fifteen minutes before sunset, a scout bat clears the opening, and then several thousand more follow in a ribbon that unspools into the dusk for a solid ten minutes.

Go there tonight and you'll wait for nothing. The tunnel is quiet. The colony that spends every summer under this stretch of the Arizona Canal has already made its trip back to Mexico, on a schedule it has kept for longer than anyone currently living in Arcadia has been checking.

Two other things that were supposed to show up in Arcadia this year still haven't. Hornbill, the Jennifer Russo and Jason Asher cocktail lounge slated for the old Market by Jennifer's space, and Arcadia Pizza Company, Joe Stubbe's Midwest-style pizzeria a few doors down, have each blown past their own announced timelines. The bats never had that problem. That contrast, not the restaurant list itself, is the actual story of Arcadia's year.

The One Arcadia Event That Never Slips a Date

The colony under the canal is Mexican free-tailed bats, and by most counts from the Arizona Game and Fish Department, it has run as high as ten thousand animals in a single summer. They arrive as pregnant females in spring, give birth to a single pup each in May or June, and spend the following weeks teaching those pups to fly before making the roughly 600-mile trip back to central Mexico.

Arizona Game and Fish's bat management coordinator has put the return trip on the calendar plainly: in late August or early September, most of the colony heads south. There's no press release, no soft launch, no "targeting late summer." The tunnel fills every spring and empties every late summer, and the only variable is how many people show up with a folding chair to watch it happen.

If you didn't make it down to the canal by the first week of September, you missed the show for the year. That's a harder deadline than anything else on Arcadia's calendar right now, which is exactly what makes the next part interesting.

Two Restaurants, Three Missed Dates

Hornbill was announced in September 2025, when Jennifer Russo ended daily service at The Market by Jennifer's after eleven years at 3603 E. Indian School Road. She partnered with cocktail veteran Jason Asher of Juniper & Jigger Hospitality Co., known locally for Platform 18, UnderTow, and Grey Hen Rx, and brought in architect Wesley James, who designed the bars at Century Grand, to rebuild the space into what Asher calls a "cocktail sanctuary" with room for about forty guests around a centerpiece bar.

The original target was April 2026. By an April preview event, that had slid to "this summer." Summer in Phoenix runs long, and there's still no firmer public date as of this month.

Arcadia Pizza Company has moved on a similar clock. Owner Joe Stubbe is building a roughly 1,200-square-foot Chicago-and-Detroit-style pizzeria at 3122 E. Indian School Road, close enough to Hornbill that the two sit on the same short stretch of road. A mid-June liquor license update put the opening at "late summer or early September." That window has now closed without a grand opening.

Neither delay is unusual for a restaurant build-out. What's worth noticing is the pattern next to the bat tunnel: one calendar event in this neighborhood has never once needed a revised target date, and it isn't the one with a lease and a contractor.

What's Actually Been Serving Dinner This Year

While those two names stayed on the horizon, seven other Arcadia concepts opened, closed a gap, or came back from a fire, all within about thirteen months.

Minnow opened in July 2025 at 4501 N. 32nd Street, in the former Provision Coffee space. Chef Bernie Kantak, known around Phoenix for Citizen Public House and The Gladly, built a touchscreen-order sushi counter and matcha cafe where the Drunk Fish roll and the poki donburi bowl get most of the attention. It made Phoenix New Times' list of the biggest restaurant openings of 2025.

Salt + Lime Modern Mexican Grill opened its third Valley location that September at 44th Street and Camelback Road, an expansion owner Sandra Van Deraa had been planning since the original Scottsdale location opened back in 2014.

The Original Arcadia Tavern reopened the same month at 3950 E. Indian School Road, in the building that had been Cold Beers & Cheeseburgers until that location closed on August 2, 2025. Square One Concepts, the group behind the 2009 original, brought the name back with a full lunch and dinner menu and weekend brunch. Founder S. Barrett Rinzler kept the announcement simple:

"The name still brings a smile to neighborhood faces."

Eat Up Drive In, the 4001 E. Indian School Road drive-through that had closed after a fire, reopened in January 2026 with breakfast, lunch, and dinner service restored.

Neutral Ground Lounge opened that same month at 4602 E. Thomas Road. Chef Kevin Ehret, who grew up two miles from the space and now sends his own son to school down the street, built a seasonal small-plates menu around charred Brussels sprouts and pâté, with chef Ryan Jeisy running the kitchen. Ehret has described the whole project as staying inside the radius he already knew.

Funky Frida's came from Jon Lane and the O.H.S.O. team, who remodeled their own daytime cafe, Little O's, after it closed for the project in June 2025, rather than handing the space to someone new.

And Poolboy Taco, from Gadzooks Enchiladas & Soup owner Aaron Pool, opened May 18, 2026, at 4031 E. Camelback Road, in the old Gadzooks space, with a sweet-and-spicy cornbread taco and a retro dining room built around 1950s photography.

Seven kitchens went from closed to open in just over a year. Two more are still finding their date.

Why the Difference Matters If You Live Here

None of this means Hornbill or Arcadia Pizza Company will disappoint once they open. Build-outs run long everywhere, and a pizzeria measuring its dough fermentation in days is not the kind of business that should rush a soft launch to hit a press release.

It does mean that if you're planning a night around either one right now, you're planning around a sign in a window rather than a working kititchen. And it means the canal, not the restaurant calendar, is still the more dependable clock in this neighborhood. The bats showed up in spring exactly when they always do, raised a season of pups under a stretch of concrete nobody built for them, and left on a date nobody had to revise. Everything else in Arcadia this year, from a fire rebuild to a brand-new cocktail sanctuary, has been working on human time instead, which moves.

If there's a lesson in watching both calendars at once, it's this: the neighborhood rewards patience either way. The bats will be back next spring on their own schedule. Hornbill and Arcadia Pizza Company will open on theirs, and when they do, they'll join a stretch of Indian School Road and Camelback Road that's added more new kitchens in the last thirteen months than in the several years before it.

For now, if you want proof that Arcadia is still moving, walk the canal at dusk anyway. The tunnel's empty, but the path isn't, and neither is the block.

At Luxe Client Group, we track a neighborhood's rhythm the same way we track its architecture, because both tell you what a place actually values. If Arcadia's calendar of openings, closings, and quiet arrivals like this one has you thinking about what's next for your own address here, we'd welcome the conversation.
