What buyers considering custom construction actually need from their advisor.

Buying an existing home and building a custom home are different decisions that require different advisory expertise. 

Most real estate agents can help with the first. Very few can help with the second in a way that protects the buyer's interests from lot selection through design decisions through builder contract and construction oversight.  Luxe Client Group brings genuine design-build expertise to custom home advisory. Jennifer Vatistas spent more than twenty years in design-build projects across New York, the Hamptons, London, and Cairo before establishing her practice in Arizona. That experience is not interior design applied to an existing home. It is the full sequence of decisions that determine whether a custom home delivers on its promise: lot selection relative to the design vision, builder evaluation and selection, coordination of contract review through our legal network, plan review for daily functionality, and finish selections that perform.  We do not have a development arm. That is a deliberate position. An advisor who benefits from the construction decision they are recommending has a different interest than one who is paid solely to serve yours.

What Custom Home Advisory Actually Covers

Lot Selection and Site Evaluation: The right lot for a custom home is not the most beautiful lot. It is the lot whose orientation, terrain, and site conditions support the design vision at the budget available. Solar orientation for outdoor living, drainage and slope stability, view corridor protection, setback and coverage allowances, and HOA architectural constraints in guard-gated communities all affect what can be built and at what cost. We evaluate lots before our clients commit to them, not after.

Builder Evaluation and Selection: Scottsdale and North Scottsdale have a defined tier of custom builders with documented experience delivering at the $3M and above price point. We know which builders have the subcontractor relationships, the permit experience, and the design execution capability that this price point requires. We also know which ones are better at managing expectations than managing construction. That distinction matters before you sign a contract.

Contract Structure and Draw Schedules: 

Builder contracts are written to protect the builder. The negotiation that matters most happens before construction starts, not during it. Draw schedules, material allowances, change order protocols, and completion milestones all require specific attention in a luxury custom build contract. We coordinate introduction to our transactional attorney, who reviews contracts before our clients sign and advises on the terms that create exposure. Our role is to ensure that review happens and that you understand what you are being asked to agree to.

Plan Review and Design Guidance: 

We participate in plan review sessions with the builder and designer to ensure the finished floor plan reflects how our client actually intends to use the home. Many plan deficiencies, a kitchen that requires the cook to face a wall, a primary suite that does not integrate with the outdoor space, a guest room that shares a wall with the primary living area, are visible in the plans but not in the renderings. We find them before construction begins.

Finish and Fixture Selection: Finish selections in a $5M custom home have a compounding effect on both the construction budget and the eventual resale value. We advise on which selections deliver the visual quality the price implies, which ones photograph well for eventual marketing, and which ones hold up in the Arizona climate over a ten-year ownership period. Our NCIDQ certification is directly relevant here in a way that general real estate experience is not.
